Focus on Missouri Real Property Taxes: Reassessment is Here – Protest Your Property Tax Assessment Print

Within the next few weeks property owners throughout Missouri will be receiving a very important piece of mail from their local assessor – Notice of Property Reassessment. This year the notice will include not just the proposed assessment but an estimate of the tax due based on that proposed assessment. This is not the final bill but it is important that property owners respond to this notice. Even if the value is the same as or less than the prior year’s value, the recent down turn in the real estate market has adversely impacted most every type of property to such a degree even the assessor may have missed the market.

We recommend that property owners consult a property tax professional who will review the assessment and recommend either appealing or accepting the proposed assessment. If the recommendation is to appeal, the appeal application must be filed no later than July 13, 2009.

The appeal process starts with the application for review of assessment that must be filed with the local Board of Equalization. This local board is charged with reviewing those assessments about which taxpayers have complained. The Board meets in July and August, finishing its review before the last Saturday in August. Property owners not satisfied with the decision of the local board must file a complaint with the Missouri State Tax Commission prior to September 30, 2009.
